Ballymore and TfL secure planning approval for Edgware Town Centre redevelopment
Property developer Ballymore and Places for London, the commercial property arm of Transport for London (TfL), have obtained outline planning permission from the London Borough of Barnet for the £1.7bn ($2.29bn) redevelopment of Edgware Town Centre.
The project is set to introduce 3,365 new homes, with 1,150 designated as affordable housing and 463 units allocated for student accommodation.
The development is anticipated to create over 1,400 full-time jobs and contribute £80m in gross value added to the local economy.
The redevelopment plan will include 11.9 acres of green and open spaces, featuring the new Deans Brook Nature Park.
Commercial and leisure spaces will more than double, with 460,000ft² dedicated to new shops, cafés, restaurants, and a cinema.
Additionally, a new transport interchange will enhance connections to the London Underground.
The project also reserves 22,000ft² for health and well-being facilities, alongside significant financial contributions towards local education services.
Howells has master-planned the development, which aims to deliver a mix of housing types. The affordable housing will comprise social rent, shared ownership, and homes for first-time buyers, with options for families, older residents, and accessible living.
The design, led by landscape architect Gustafson Porter + Bowman, will revitalise Edgware’s Station Road and Church Way with new greenery and improved pedestrian access.
Deans Brook Nature Park will transform 2ha of previously inaccessible land into a green space with nature trails, play areas, and seating, enhancing connectivity between Edgware, Mill Hill, and Burnt Oak.
The project will feature 1.8ha of new planting and over 400 trees to support biodiversity.
The development aims for zero operational emissions, employing air-source heat pumps, solar panels, and green roofs as part of a broader commitment to environmental sustainability.
A 200-space public cycle hub will facilitate active travel, and a new bus interchange will improve accessibility between bus and London's Tube services.

The consent follows the recent announcement by Places for London of Ballymore as its joint venture partner for the Limmo Peninsula development, with further collaborations in the east of London under consideration.
